There is room to expand within the current space, as well as another 3200 sq feet available directly adjacent to the current space that could be rented if/when OK goes recreational. This is more of a "bougie" approach - we started this adventure so that people had a nice place they were comfortable coming to that was unlike the traditional dispensary.

We have been fully operational, Metrc compliant, and have passed our annual OMMA inspection. We are fully renewed for 2023 - so after business sale, we would just need to file a change in ownership (which will require 50% local ownership) and work through account transfers, etc. With the new inspections and increased oversight, there will surely be other cheaper places to purchase - but you also purchase that history and risk. While the rent is a little higher than some other locations, the security, signage, and banking savings more than make up for the higher rent (plus the space is huge for expansion to accomodate the transition to recreational sales).
It took almost 6 months to work through the city and state processes for occupancy and licensing. The business just needs someone who can dedicate more time for marketing to drive growth. Yet the location and style are perfect for the transition to recreational which should be on the ballot this fall. This, combined with the 2 year freeze on new licenses, created great new business potential for someone who has time to dedicate to growing this business.
This is a great opportunity to get in quickly before the recreation transition starts!
Update: we have been in process with a buyer that is hitting some snags. Multiple buyers expressed intent to change approach and decor and indicated existing approach was not aligned with their business model. So we have liquidated all non-MMJ inventory and all fixtures/decor. We have reduced the price to accomodate an environment ready for you to reimagine!
Another six months under current lease, but landlord would likely be open to a new extended lease if you are concerned about lease termination. The landlord is fantastic to work with.
