OLCC/OMMP Turnkey indoor farm, equipment w/water-right, this farm includes:

a) A new 30’x40’ Indoor growing facility which uses three 3-ton heating and air conditioning units, a cone tank with a pump, two Quest dual 225 dehumidifiers, 4 schaefer fans, a ceiling fan, uni-strut for hanging lights, and six 4’x24’ Grassroots fabric living soil beds with Sensisci Soil. It has a 576 SQF indoor flowering canopy which can fit 36 lights.

b) A 30’x40’ Indoor growing facility fully insulated, divided into a 15’x33’ flower room which has six 4’x12’ Grassroots fabric living soil beds with Sensisci Soil, and it has a 288 SQF indoor flowering canopy that can fit 18 lights. Under the same roof, there is a 14’x20’ room that has six 4’x8’ trays, and it can be used as a vegetation room or an additional 160 SQF indoor flowering canopy. Plus a 9’x14’utility and trimming room, 10’x20’ water room, 5 ton A/C, a cone tank with a pump, a Quest 225 dual dehumidifier, and 2 schaefer fans.

c)  A 40’ shipping container with one half sectioned off and insulated with AC and dehumidifiers for drying, and the other half for security or storage.

The growing facility has its own irrigation system, water tanks, a 2500-gallon reservoir, a rainwater harvest system, and a RO system to recycle condensation water from ACs and dehumidifiers. Also includes growing lights, ODA digital scales, freezers, and many other growing equipment and much misc.

The property is Zoned WR with water rights from Rogue River. The growing facilities have 400 amps of single-phase power with a dedicated meter. It’s private, secure, and has no neighbors. It’s double-gated and has separate entry points.

This property does NOT come with an OLCC Recreational License but has been granted a LUCS Permit in the past. We prefer tenants who have an OLCC producer license but will be open to OMMP-compliant medical growers. All operations must be 100% legal, legitimate, and verifiable, with no exceptions.

Tenants pay maintenance upkeep and repairs plus all utilities – electric, trash, internet, porta-potty, etc. A one-year lease is required. The rent is $4,000 per month and must be prepaid 6 months in advance at signing and $15,000 refundable security deposit is required.
